Real estate market report for the month of September 2019.
ADA COUNTY
Overall, the housing market in Ada County continues to remain fairly steady as we come into the fall months. However, we have noticed a few slight shifts… Even though the average sold price has gone up from this time last year, the percentage of growth has gone down. Ada County experienced a 16.9% increase in average sold price in September 2018. Currently, that percentage is down to just 5%. The average days on market has gone up to 25 days, which means homes are sitting on the market longer before seller’s accept an offer. Is the real estate market beginning to shift?
CANYON COUNTY
There’s something interesting going with resale homes in Canyon County right now…The amount of active listings have been very close, or less than the amount of sold homes in the county over the last year. However, we are now seeing that gap widen. There were more active listings than pending or sold homes for the month of September in Canyon County. This could be a sign of the slowing fall market, or it could mean something more. We’ll have to keep an eye on it along with the average days on market and asking price to sold price ratio to be sure what’s going on.
