ADA COUNTY

Home prices are still on the rise (6.1% from July 2018) as we approach the end of the summer market.

The average sold price for existing homes in July was $345,014 compared to $325,258 in 2018. While it’s a lot of growth from last year, it’s only about a 3K increase from last month. New construction homes in Ada County are following the same trend as the sale of existing homes. The average sold price on new homes has only increased by 3.2% from this time last year and we are only seeing about a 2K price increase since last month.

CANYON COUNTY

Canyon County is experiencing quite a bit of growth as Idahoans and transplants realize you can get some bang for your buck without sacrificing quality. The average sold price for pre-existing homes has increased by 7.4% from this time last year, averaging $233,305 for July 2019. The average sold price for new construction in the 2C has yet to break 300K, making areas like Nampa and Caldwell extremely. If you are willing to add 15-30 minutes to your commute (for those working in Boise) Canyon County has a lot to offer.
